“From November 2010 until October 2012 I was a member of the Strata Council at the Pacifica in Nanaimo. Initially I served as the vice president, but from April 2011 I was the Strata Council President. Pacifica is a large, new, 169 unit building. It comprises 26 low rise townhomes on the waterfront, and an eighteen storey tower with 143 one and two bedroom apartments. The building opened in 2009, and for the first two years was managed by a company headquarted in Vancouver. However, in 2011 the decision was made to sign a new property management contract with Widsten Property Management, and Chris Widsten was assigned responsibility for the regular operation of the building.
I have therefore had the opportunity to work with Widsten and with Chris for two years. We chose Widsten not only because it was a local company (which has advantages), but because of the kind of support the company could provide. They have an experienced and very competent staff in their office. These factors were central to the decision to hire them, and Chris also took over the responsibility of supervising and working with Pacifica’s two full-time staff members, as well as part time employees.
I can say, unreservedly, that it has been a pleasure for me and for council to work with Widsten and associates. On key questions, such as the budget and tracking all financial matters, Widsten has been excellent. Statements have been clear, problems have been solved, and budgetary plans and recommendations have been easy to prepare. Their phone is always answered promptly; questions get clear answers; minutes are prepared and sent out in a timely way; strata staff have received immediate assistance and sound advice when needed. Council has received excellent advise with regard to legal and technical questions and Chris is proactive and very well organized, as is the whole company.
Running a Strata of this size and complexity is not always easy, particularly during the first few years when practices and procedures, and rules and bylaws have to be put in place and when warranty work has to be completed in a timely and effective way. In addition Strata Corporations in BC now face new legal requirements for such things as depreciation reports. It is therefore vital that whatever management company is hired that they provide a full range of services and do so in a timely and thoughtful way.
